Buying a park home
Yes, outright. You buy the home itself and hold an indefinite agreement to keep it on its plot, protected by a Written Statement under the Mobile Homes Act 1983.
No. The land remains part of the estate; your Written Statement gives you the indefinite right to station your home on it. That is how every residential park in the UK works, and it is why there is no Stamp Duty.
No Stamp Duty, and if you use our part exchange scheme there is no chain either: we buy your current house at 100% market value, subject to contract.
Yes. Every home is built to BS 3632, the British Standard for residential park homes, with a 10-year structural warranty from the manufacturer. The estate has full planning consent for 12-month residential occupancy.

The pitch fee keeps the grounds and shared services maintained to a high standard, which protects that value over time.

The estate is designed for the semi-retired and retired aged over 45. Everyone here is at a similar stage of life, which is a large part of why it feels the way it does.
Pets are welcome, subject to a simple written application and management approval. It keeps things fair for every resident.
Yes. Hermitage Park is fully residential with 12-month planning consent. It is your permanent address, not a holiday park.
The estate is gated and private, with lit driveways and managed communal areas. One entrance, residents and their guests only.
Money and fees
Prices depend on the maker, model, size and specification. Current homes for sale are listed with prices on the site; call us if you want to talk through options before you view.
The monthly pitch fee covers your plot plus the estate services: street lighting, communal areas, estate management and park maintenance. Call us for the current figure; we quote it before you view, not after.

Gas, electricity and water are supplied to every plot and metered, so you pay for what you use.
Selling on
Yes, and you can sell it yourself on the open market. Your Written Statement sets out the process.
The park owner is entitled to a commission of up to 10% of the sale price, which is standard across the industry under park home law. We would rather you knew that today than discover it later.
